Consultancy firm Logivest has brokered a major lease agreement in the Bremen region. Unizell Medicare GmbH, a specialist provider of medical care products, has secured around 20,000 square metres of warehouse and office space at Betonstraße 60. The owner and developer of the property is Baytree Deutschland GmbH, which operates as a logistics and industrial real estate developer primarily in Germany, France and the United Kingdom.
By moving into the modern new build, Unizell Medicare aims to consolidate its previously decentralised warehouse capacities at a central hub. The contract comprises more than 18,200 square metres of warehouse space and over 1,200 square metres of modern office space, linking administrative functions directly to the operational area.
Technical specifications and DGNB Gold certification
The warehouse areas feature a clear height of 12.2 metres to the underside of the truss, enabling flexible and volume-optimised storage for the occupier. Efficient handling of goods flows is ensured via 18 gates. Two of these units are at ground level, while 16 further access points are equipped with loading docks for heavy goods vehicles.
Alongside operational parameters, the ecological concept was a key focus of the development. The building has received DGNB Gold certification. Structural features include a photovoltaic system, modern LED lighting systems, heat pumps and charging stations for electric vehicles. In addition, the installation of a special WGK-3 membrane ensures the property meets high water protection standards.
Transport links and strategic importance of the Bremen region
A decisive factor in the leasing decision was the transport location. As Marvin Hesse, Head of Industrial & Logistics Letting Hamburg at Logivest, explains, the property offers ideal conditions for logistics processes thanks to the Bundesautobahn 27 motorway, located just five minutes away. This route provides direct connections to the seaports in Bremen, Bremerhaven and Cuxhaven. Furthermore, the nearby Bremer Kreuz motorway interchange connects the site directly to the Bundesautobahn 1 motorway.
According to Levent Clemens Endüstri, consultant in the Hamburg Logivest team, the transaction enables the tenant to future-proof the centralisation of its operational activities. At the same time, the deal demonstrates the growing importance of the wider Bremen area as a sought-after logistics hub in northern Germany.
