Property developer Garbe Industrial has fully let a newly constructed multifunctional property in Kamen in the district of Unna, North Rhine-Westphalia, to logistics provider Sesé Deutschland. The Essen-based company, formerly known under the name van Eupen Logistik, is leasing the entire property with a gross floor area of around 18,700 square metres. The official handover of keys for the new-build asset took place recently.
Garbe Industrial had commenced the development on a speculative basis, initiating construction without prior binding lease agreements. The investment volume for the development amounted to around EUR 25.5 million. Nick Jung, Development Manager West at Garbe Industrial, stated that the successful, long-term letting prior to final completion underlined the quality of the new development and the attractiveness of the location. Following an eight-month construction period, the complex is now transitioning into regular operational use.
Optimal links to the Ruhr motorway network
The location is distinguished by direct visibility from the A1 motorway, a central transport corridor connecting northern and western Germany. The Kamen-Zentrum junction is just a four-minute drive away. The Kamener Kreuz interchange, providing direct access to the A2 motorway towards Oberhausen and Berlin, is also located six kilometres away. Johannes Schwarze, Head of Tender and Launch Management at Sesé, highlighted the substantial value of this infrastructural setting for a nationwide logistics company now significantly expanding its capacities at this transport hub.
The property was built on an approximately 27,300-square-metre plot in the commercial zone on Henry-Everling-Strasse. Sesé will utilise the site entirely for contract logistics operations, including warehousing, order picking, packaging, as well as the repair and reconditioning of goods, complemented by procurement and production logistics for commercial clients.
Space layout and energy performance standards
The lettable area is arranged into roughly 16,500 square metres of pure warehouse space, 500 square metres for office and staff facilities, and around 1,700 square metres of mezzanine space. To ensure smooth loading and unloading of heavy goods vehicles, the logistics centre is equipped with 16 dock levellers. The outdoor area provides parking spaces for 27 passenger cars and three lorries.
Energy standards were also incorporated into the construction. A photovoltaic system for on-site electricity generation is installed on the roof surfaces, whilst air-source heat pumps provide heating for the warehouse areas and offices. Garbe Industrial is targeting a sustainability certification in accordance with the Gold standard of the German Sustainable Building Council (DGNB) for the overall property.
