Benini Real Estate has acquired an additional residential property for its long-term own portfolio. This acquisition continues the targeted expansion of the company's real estate portfolio within Düsseldorf. The acquired property is a multi-family house on Achenbachstraße in Düsseldorf-Flingern, an inner-city area characterised by established and consistent demand. The transaction underscores the company's consistent investment strategy of securing selected properties in high-quality locations in Düsseldorf and actively developing them over a long holding period.
The property comprises ten residential units, complemented by a total of ten parking spaces. These are divided into five garage spaces and five additional parking opportunities in the rear area of the plot. This configuration represents an advantageous parking situation for inner-city residential properties. In addition to the existing structure, the property offers significant expansion and development potential due to high vacancy rates. This opens up long-term opportunities for targeted further development and a strategic repositioning of the property.
Property Structure and Potential
The division of living spaces is tailored to different household sizes. The residential units on the standard floors comprise areas of approximately 44 to 65 square metres, making them particularly suitable for singles, couples, and smaller households. A penthouse apartment on the top floor complements the offering with about 100 square metres of living space. All residential units feature either a balcony or a terrace. Benini Real Estate plans to retain the property permanently in its own portfolio. The primary goal is the sustainable development of the existing structure, the targeted exploitation of existing potential, and the assurance of high-quality residential use.
Carlo Benini, Managing Partner of Benini Real Estate, stated that the company continues to specifically acquire properties even in the currently challenging market environment. He explained that increased interest rates and altered price expectations make acquisitions more complex, but simultaneously generate new opportunities. Crucially, not only the quality of the property and the long-term perspective are decisive, but also the location. The company does not seek arbitrary properties, but rather properties in special locations that possess a solid structure and additional expansion or development potential.
Strategic Direction and Portfolio Development
With this latest acquisition, Benini Real Estate concludes the acquisitions scheduled for 2026 for its own portfolio, thus strengthening its Düsseldorf residential property portfolio. The company pursues a deliberate strategy of organic growth. The focus is primarily on residential properties in established and sought-after locations which, in addition to sustainable rental prospects, also have development potential. The acquisition reaffirms Benini Real Estate's long-term approach: properties are not acquired for short-term sales, but are understood as sustainable long-term holding investments. This involves the early identification of potential, the continuous further development of the existing structure, and the long-term establishment of an attractive and future-proof real estate portfolio.
