Three new loan originations have recently been completed, underscoring the strategic focus on development and transitional financing in sectors where the company possesses expertise in risk assessment.

The latest transactions follow the European platform's initial loan to H.I.G. and include a senior loan to HEREP III, a fund managed by Hines. This loan is secured by a newly constructed logistics property in Germany. The growth strategy of Affinius Capital's European lending platform is supported by scalable refinancing agreements, known as back-leverage structures, with financial partners such as JPMorgan and Standard Chartered. These partnerships have optimised the balance sheet structure and increased execution capacity, enabling the provision of bespoke solutions for senior real estate loans, with flexibility regarding currencies and transaction structures. Standard Chartered refinanced the first student accommodation transaction with H.I.G. as well as the financing for "Centre Court". JPMorgan supported the financing for the logistics loan to HEREP III and the industrial construction loan for Hillwood. These relationships ensure reliable transaction execution for borrowers and sponsors in the UK and Continental Europe.

Calum Davidson, Senior Vice President at Affinius Capital, highlighted the platform's efficiency by citing the example of "Centre Court". Less than six weeks elapsed from the agreement of terms to documentation, closing, and disbursement of the financing. This demonstrates both the capability of the internal processing procedures and the rapid responsiveness of the financing partners and counterparties.
