New York developer and property holder Two Trees Management has concluded a new lease agreement with technology company Minerva BI. The firm, which specialises in artificial intelligence and data analytics, is significantly expanding its office presence on the waterfront in the Williamsburg district of Brooklyn, New York.
As tenant representative Cushman & Wakefield announced, Minerva BI is expanding its location at The Refinery at Domino project from previously 3,500 square feet on the third floor to 8,320 square feet on the tenth floor. This more than doubles the company's footprint within the revitalised complex of the former Brooklyn sugar refinery.
Strong demand for space on the Williamsburg waterfront
The contracting parties initially provided no detailed information regarding the exact terms of the lease duration or the asking rent. According to recent surveys by Colliers, average prime office rents for Williamsburg and Greenpoint stood at around $65.08 per square foot in the third quarter of 2026.
Sam Hoffman of Cushman & Wakefield, who represented the tenant, stated that the expansion of Minerva BI illustrates the firm's dynamic growth trajectory as well as the building's appeal to innovative technology businesses. Given noticeable demand from competing existing tenants in the building, swift and strategic action was required to secure the additional space for the company's next phase of growth. Two Trees Management handled the letting via its internal team.
Growing tenant community in the former sugar refinery
Over recent months, the listed industrial complex has developed into a sought-after location for occupiers from the creative and technology sectors. Alongside Minerva BI, several notable tenants have already secured space in the property:
- —Skylight: The events and venue operator expanded its leased space to 13,600 square feet in May.
- —Mega: The AI-powered marketing platform secured a lease for 3,926 square feet in December 2025.
- —Minerva BI: The analytics firm has now increased its presence to 8,320 square feet on the tenth floor.
Sustained demand for modern workspace in Brooklyn underlines the appeal of high-quality refurbished historic industrial properties for growing technology companies in the greater New York area.
