Equora Capital, an investment company, has established a strategic partnership with Hamburg-based property developer DCD Services. As part of this cooperation, Equora Capital has acquired a 50 per cent stake in DCD Services. This transaction aims to combine Equora Capital's financial capacity with DCD Services' development expertise.
The agreement stipulates that Equora Capital will contribute its international experience in complex financing structures to the partnership. In return, DCD Services will provide its extensive expertise in property development. For Equora Capital, this collaboration opens up the opportunity to invest in German real estate projects alongside an established property developer.
Through Equora Capital's involvement, DCD Services will expand its acquisition programme. This includes the purchase of land as well as entry into joint ventures. The focus of investments will be on inner-city locations in major German cities and metropolitan regions. Preferred segments include residential properties, mixed-use projects and subsidised housing. The company will also continue and expand its activities as a service developer for institutional owners to revitalise stagnant property developments.
Strategic Alignment and Project Participations
At the start of the partnership, both companies are already contributing several projects. One such project is B.YARD in Berlin-Friedrichshain, a complex combining residential, office, retail and creative spaces.

The timing of this merger was a conscious decision. Current data from Destatis (as of end of 2025) shows that over 760,000 apartments in Germany have been approved but not yet completed. Both companies see significant opportunities in this market situation for equity-strong investors with a long-term perspective.
