A comprehensive redesign is taking shape on the historic industrial site of the former Kronen brewery in Dortmund. Following around three decades of standstill, LINIM Group is initiating the delivery of the Kronenburg Quarter on the brownfield site. The development scheme aims to upgrade the urban fabric of this historic location and reintegrate it firmly into the city.

RKW Architektur + GmbH is responsible for the architectural development and master planning of the entire site. The concept provides for the careful transformation of the existing building stock and its repurposing with new functions. A particular focus lies on the defining structures of the Kronenturm, the brewhouse and the Wenkershaus, which will be preserved as key historical focal points and integrated into the new neighbourhood fabric.

New residential space and commercial structures

The mix of uses envisages the creation of up to 150 contemporary flats. To ensure a balanced social profile, a proportion of these units will be developed as subsidised housing. The planners attach great importance to an architecturally sophisticated implementation that satisfies the demands of modern inner-city living in the long term.

Complementing the residential space, small-scale units for commercial and food and beverage uses are being created. These provisions are intended to secure local amenities, establish short walking distances for everyday needs, and contribute to a vibrant neighbourhood atmosphere.

Differentiated open space design and urban integration

Another focus of the plans lies in the design of the open spaces. Here, the concept envisages graduated zones that meaningfully link public space with sheltered retreat areas:

  • —A forecourt onto Märkische Straße as a central urban meeting point for local residents and visitors
  • —Landscaped inner courtyards within the quarter, creating quiet, communally usable amenity areas
  • —A roof garden at the top of the Kronenturm, unlocking additional open-space qualities and panoramic views across the city of Dortmund

With the Kronenburg Quarter, the project partners are seeking a well-grounded fresh start for the historic industrial brownfield site, combining heritage building fabric with contemporary residential and commercial uses.
