European Senior Living (ESL), a newly established European impact investment platform for senior living properties, advised by Elevation Advisors LLP (Elevation), has agreed to acquire a high-quality portfolio comprising nine nursing homes and 40 assisted living apartments in Germany. Elevation is an investment manager specialising in healthcare and senior living properties. The acquired portfolio encompasses a total of 979 care places, including the aforementioned 40 assisted living units.
The properties are situated in established micro-locations, particularly in and around the cities of Hamburg, Hanover, Dortmund, and Cologne/Bonn. The assets are characterised by their modern and functional construction, with an average age of twelve years. A high proportion of single rooms, at 94 per cent, is characteristic of the facilities. These consistently show high occupancy rates and have care quality ratings above the German national average.
Following the transaction's completion, ESL will acquire the properties. Concurrently, new long-term lease agreements will be established with the Alloheim Group, a leading nursing home operator in Germany. At the same time, Alloheim will take over the operational activities of the previous operator, INTEGRA, and continue its established concept of person-centred care. This transaction forms a long-term partnership that combines Elevation's specialised expertise in senior and healthcare real estate with Alloheim's operational platform, aiming to ensure consistently high-quality care environments.
The portfolio boasts a remarkable sustainability profile, with 79 per cent of the properties achieving energy efficiency classes between EPC A+ and B. Alloheim's sustainability strategy aligns with ESL's, meaning Elevation and Alloheim will jointly identify measures for further improvement, such as sourcing renewable energy and increasing energy efficiency. Elevation signed the Operating Principles for Impact Management (OPIM) in February 2026. From 2027, ESL will be integrated into Elevation's ongoing reporting under the OPIM to document the social impact and outcomes of the strategy in accordance with the social framework.
Tom Rietz, Managing Director Corporate Strategy & M&A at the Alloheim Group, emphasised that the partnership with Elevation represents a significant step towards realising Alloheim's growth objectives. He expressed delight at the opportunity to build on the high operational quality of the facilities while preserving INTEGRA's brand and reputation, including the local expertise and established culture that has supported employees and residents to date.
Andrea Auteri, Managing Partner at Elevation, described the acquisition as a rare opportunity to acquire a portfolio of modern, well-located care facilities with high occupancy and excellent care quality, together with an experienced operator. Auteri highlighted that Alloheim has an established presence in Germany and a proven approach to integrating care operations while maintaining continuity at the facility level. He expressed positivity about the commencement of this long-term partnership, which supports Elevation's strategy of investing in needs-based senior living properties with a strong environmental and social impact. The company also intends to expand its presence in Europe and facilitate institutional investors' access to the growing senior and healthcare real estate asset class across Europe.
