Almost two-thirds of property sellers in England and Wales are offering their properties above their actual market value. This is according to a new study that details pricing on the British real estate market. The results indicate a significant discrepancy between sellers' expectations and objective valuations, which could potentially impact transaction speed and the overall value of the market.

Results of the pricing analysis

The investigation was based on the analysis of 3,725 property transactions in England and Wales. It was found that 65.6 per cent of sellers set their initial asking prices higher than the valuations determined during the underwriting process. This discrepancy highlights the challenges faced by both buyers and sellers in a dynamic market environment and points to the need for realistic price assessment.

The study emphasises that property overvaluation can have various causes, including unrealistic owner expectations, a lack of knowledge of current market conditions, or an attempt to achieve a higher profit. However, this practice can lead to properties remaining on the market for longer and ultimately having to be sold below the initially targeted price, which prolongs the entire selling process and ties up resources.

Experts point out that precise valuation by qualified experts is crucial to ensure fair and market-appropriate prices for both sellers and buyers. A realistic pricing strategy is often the key to an efficient and successful sale of a property in the current market environment. Observing this trend is important for all market participants.

The results of the study are particularly relevant for the decision-making of real estate investors and financial institutions, who must base their risk assessment on well-founded data. The finding that such a high percentage of properties are offered above market value confirms the necessity of careful due diligence in every transaction. This applies to individual purchases as well as portfolio management strategies in the United Kingdom.
