Developer Iadisernia secures mezzanine loan for completion of high-rise in Hallandale, Florida

More than a year after securing a USD 112 million loan for the completion of a mixed-use project in Hallandale Beach, Florida, developer Giuseppe Iadisernia has acquired additional debt financing. Cottonwood Group provided a USD 50 million mezzanine loan for a 250-unit condominium tower within the ten-acre Oasis mixed-use development. The project is located at 1000 East Hallandale Beach Boulevard, approximately one mile west of the beach, according to the Los Angeles-based lender. Construction is expected to be completed next year.

WD Capital Group, led by Emile Schachter, brokered the financing. A representative for the lender has not yet disclosed specific sales figures for the condominiums. Last year, S3 Capital provided the USD 112 million construction facility for the 25-storey tower, which is considered the final phase of the broader mixed-use development. Unit prices range from USD 580,000 to USD 3.5 million.

Current status of construction projects

Just last month, the first condominium tower, also a 250-unit, 25-storey high-rise, received a temporary certificate of occupancy up to the 12th floor. The development includes a commercial component with approximately 35,000 square feet of office space and 60,000 square feet of retail space, which was already completed in 2024.

Since the pandemic, when a large number of migrants from the north flocked to Florida, Hallandale has experienced an upgrade. In 2024, Witkoff and PPG Development secured a USD 273 million construction loan for a 20-storey residential and hotel building within their exclusive Shell Bay Golf Country Club. However, there were also projects that faced difficulties.

In March, Monroe Capital sued PPG Development executive Ari Pearl, as well as the principals of BH3, over a USD 70 million loan tied to the Hallandale Beach Residences, as reported by The Real Deal. The lender stated that the developer had ceased payments in February.
