A new residential quarter is being developed on the former Westfalenhütte site in Dortmund. PORR Hochbau Deutschland GmbH has been commissioned by VIVAWEST to realise this project. The work includes the construction of 24 multi-family houses with a total of 268 rental flats and 25 townhouses. Additionally, two underground car parks providing 219 parking spaces will be built, along with a further 60 above-ground parking spaces.
The construction project, which has a gross floor area of approximately 36,000 square metres, is being implemented as part of the SmartRhino district development. The planning of the building structure with its 293 residential units was carried out by the architectural firm Kaden+Lager GmbH & Co. KG from Berlin. Completion of the construction project is scheduled for 2026. The realisation of this project marks a significant step in the transformation of a former industrial site into modern residential space.
Structure and Scope of the Project
The division of residential units into multi-family houses and townhouses takes into account varying living requirements. The 268 rental flats in the multi-family houses are complemented by 25 townhouses, which are expected to feature private garden plots, thus offering additional quality of life. The integration of two underground car parks with 219 parking spaces underlines the consideration of modern urban demands for infrastructure and parking facilities. A further 60 outdoor parking spaces help relieve pressure on public areas.

The contract for PORR Hochbau Deutschland GmbH covers the provision of extended shell and core and fit-out services. The project aims to create new living space on an area previously characterised by industrial use, specifically blast furnaces and steel production. This development aligns with efforts for sustainable urban development in Dortmund. Further execution of the construction project will take place on the site of the former Hoesch steelworks, underscoring the ongoing transformation of this former industrial location. The successful cooperation between VIVAWEST and PORR forms the basis for the timely completion of the planned residential units.
