Midtown Manhattan’s “Billionaires’ Row” continues to establish itself as a prime office location, as a new tenant will move here from Lower Manhattan. Anchorage Capital Advisors, an investment firm with more than $27.8 billion in assets under management, has signed a 10-year lease for 20,560 square feet at 125 West 57th Street. Landlords Alchemy-ABR Investment Partners and Cain International announced this on Monday.

The asking rent for this deal was not disclosed. However, according to Colliers’ latest Manhattan Office Report, the average asking rent for office space in Midtown in the second quarter of 2026 was $84.99 per square foot.

Jonathan Goldstein, CEO and co-founder of Cain, and Kenneth Horn, co-founder and partner of Alchemy-ABR Investment Partners, stated in a joint declaration: “We are delighted to welcome Anchorage Capital to 125 West 57th Street, expanding the building’s growing roster of prime tenants.” They highlighted that 125 West 57th Street was specifically developed for companies that value quality, location, and the employee experience. Anchorage's lease reflects the continued demand for this type of property.

Details of the lease and other tenants

Anchorage Capital Advisors will occupy the entire 18th and 19th floors of the 30-storey office tower on 57th Street, between Avenue of the Americas and Seventh Avenue. It is currently unclear when the company will move. Anchorage’s current address is listed on its website as 610 Broadway. The company did not immediately respond to a request for comment.

Tim Hay, Brian Hay, and Ethan Silverstein of Cushman & Wakefield represented Anchorage in this transaction. The owners were represented by Mitch Konsker, Kristen Morgan, Christine Colley, Kate Roush, and Dan Turkewitz of JLL, as well as by Michael Werner and Elias Ayoub of Fried Frank. Representatives for both sides declined requests for comment.
