AOK Rheinland-Pfalz/Saarland is expanding its presence in Worms city centre by leasing an area of 408 square metres on the second floor of the K32 building. This acquisition serves to establish a new customer centre, which includes nine consultation areas and spacious customer zones. The spatial concept is designed to combine an open layout with data protection requirements.

The strategic decision to occupy this new location brings the AOK closer to the city centre. The future premises will be designed to be accessible, ensuring comprehensive access for all customers. Felix Strobel, Head of Resource Management at AOK Rheinland-Pfalz/Saarland, emphasised that the concept offers optimal conditions for service-oriented advice and a pleasant working atmosphere for the team.

The interior fit-out of the areas is being carried out by e+k AG according to the concept developed by AOK. These measures will create bright and flexibly usable spaces. This transformation is made possible by the extensive revitalisation of the former Kaufhof building, which included the installation of numerous new windows. The lease to AOK expands the usage mix of K32 with a public-facing component.

The building, a former Kaufhof department store, has been freed from its original single use and now offers space for various purposes thanks to flexible floor plans. Following the establishment of a Rewe supermarket and the City Hall of Worms, the AOK customer centre represents another frequently visited use, contributing to the building's opening to the urban community and creating an additional amenity in the centre of Worms.

Amir Hamza, Senior Manager Project Development at e+k AG, highlighted the approach of “urban repair,” in which a former monoblock is gradually transformed into a vibrant, multi-purpose building. The establishment of the AOK customer centre is intended to draw people into the building and strengthen the city centre. This also opens up potential for increased use of the building by medical practices and further health infrastructure. Negotiations for additional space are already underway.

As part of the revitalisation of the former Kaufhof in Worms city centre, e+k AG focused on largely preserving the existing building structure. The front building, covering approximately 4,900 square metres, was completely gutted and revitalised. A total of 78 new windows were integrated to transform the previously dark retail spaces into bright, flexibly usable rooms. Where technically feasible, new windows were installed in the existing frames. In addition, demolition material was reused to fill cavities, leading to significant CO₂ savings compared to a complete new build.

In K32, flexibly divisible areas starting from approximately 300 square metres remain available on the upper floors. Furthermore, a catering space with a roof terrace and cathedral views on the third floor is awaiting a new operator.
