Arcura Medical Properties, a European real estate platform specialising in healthcare properties with a focus on medical centres and clinical infrastructure, recorded significant leasing activity in its German portfolio in the 2026 financial year. In total, lease agreements for over 7,000 square metres were concluded. These leasing commitments comprise 2,200 square metres of new lettings as well as contract extensions and renegotiations covering 4,800 square metres. The weighted average lease term (WALT), based on rental income, stands at 8.4 years.
A significant new letting took place in Fulda, Flemingstraße 3-5, where Arcura leased 835 square metres to Carolinas Intensivpflege. This contract has a term of ten years. Carolinas Intensivpflege is part of the Opseo Group, an established provider of outpatient intensive and specialist care in Germany. This new letting in Fulda builds on an existing collaboration, as the Opseo Group had previously leased space from Arcura at Mehrower Allee 22 in Berlin.
Expansion of the tenant base and confirmation of the Berlin location
New tenants were also acquired for Arcura's Berlin portfolio. At Matthiasstraße 7, HYO Health GmbH, a speech therapy practice, leased 235 square metres on the basis of a five-year contract. This development underlines the attractiveness of Arcura's locations for various healthcare stakeholders. The extensive contract extensions and renegotiations covering 4,800 square metres indicate high tenant satisfaction and sustained demand for the spaces offered.
Stephan Pristaff, Head of Germany at Arcura, commented on the latest developments. He noted that the leasing commitments for over 7,000 square metres, both in the form of new lettings and extensions, confirm the ongoing demand for outpatient healthcare properties in Germany. At the same time, it demonstrates the satisfaction of existing tenants with the spaces provided and their locations. Arcura's strategy of offering properties that meet the specific requirements of medical professionals and are situated in areas of high demand is reflected in tenant interest and the low vacancy rates within the portfolio.
