The official ground-breaking ceremony for a new residential quarter has taken place in Berlin-Marzahn. Attendees included representatives from Greystar, a global company active in investment, development, and management of rental apartments, and Ten Brinke, a project development and construction company operating across Europe. Heike Wessoly, District Councillor for Urban Development, was also present. The project is being realised on the former site of Carrée Marzahn at Jan-Petersen-Straße 14.
The construction project involves the erection of 428 privately financed rental apartments. These are distributed across an eleven-storey high-rise and a six-storey residential building. The range of housing units will include studio, one-bedroom, two-bedroom, and three-bedroom apartments, each featuring private outdoor areas. Completion of the quarter is planned for the end of 2028. The residential use will be complemented by approximately 860 square metres of retail space on the ground floor for local amenities, communal areas for residents, and around 111 parking spaces.
Sustainability and Market Outlook
The project will be executed in accordance with current energy standards. This includes, among other things, the use of air-source heat pumps, which reduce energy consumption compared to conventional heating systems. Harlan Schade, Director – Investment, Germany & Austria at Greystar, stated that Germany remains an important market for Greystar, where significant long-term potential for rental housing investments continues to be seen. He emphasised the importance of long-term oriented investors and strong local partnerships for the realisation of new housing in a challenging market environment.
Arjen ten Brinke, CEO of Ten Brinke, highlighted his company's commitment to efficiently and sustainably implementing projects of high construction quality. He explained that the ground-breaking marks the beginning of a crucial project phase. The residential quarter being built in Berlin-Marzahn is designed to meet the demands of modern living in the long term. Ten Brinke pointed out that his company annually delivers several hundred new apartments in various rental segments in Berlin, thereby contributing to urban development.
Infrastructure and Expertise
The location in Marzahn-Mitte benefits from good public transport connections as well as existing shopping facilities, educational institutions, and childcare centres. The Bürgerpark Marzahn tram stop is within walking distance, and the Raoul-Wallenberg-Straße S-Bahn station is less than 20 minutes away. Alexanderplatz can be reached in approximately 40 minutes. The surrounding area also features business and technology parks as well as Mediaspree, a major office market in Berlin.

Ten Brinke, a family-run company, boasts nearly 125 years of experience in the realisation of property projects and has been active in Germany for over 50 years. As a project developer and general contractor, the company covers development, planning, and execution from a single source. Greystar complements this local expertise with extensive global investment and management experience in the rental housing sector. Greystar manages over 1.1 million residential and student housing units, including more than 70,000 units across eight European markets. Demolition work is currently underway on the site, followed by the start of structural construction. The Mix-Markt and the Kita Goldfischchen nursery will remain operational throughout the entire construction period.
