VÖLKEL Real Estate has completed a leasing transaction in the Kösseine-Einkaufs-Center (KEC) in Marktredwitz. The fitness centre operator VIVA Fitness will establish a modern studio spanning approximately 1,100 square metres in the KEC. The opening is scheduled for winter 2026. This establishment enables VIVA Fitness to extend its expansion strategy into southern Germany, having previously focused primarily on northern and central Germany.
The lease is a result of the comprehensive restructuring of the KEC, which took place last year. As part of this development project, the basement of the centre was converted into a retail arcade and connected to the ground floor via an escalator system. The integration of a fitness studio in the basement optimises the centre's existing tenant mix.
Strategic Development of the KEC
Christopher Kreutzer, Center Manager for VÖLKEL Real Estate at the KEC, commented on the latest development, emphasising that the basement's refurbishment should be considered a success for the entire centre, which this leasing success further confirms. He also announced further positive news for the coming weeks.
The KEC is an established retail destination in the Fichtelgebirge region, near the Czech border. It is known for its multifunctional use, which includes retail, gastronomy, services, offices, and leisure facilities. Its central location in Marktredwitz town centre also contributes to its appeal. Owners Berlinovo and VÖLKEL Real Estate are implementing an extensive package of measures to ensure the site's sustainable attractiveness.
Tenant Mix and Regional Significance
The centre houses a wide range of tenants, including the fashion house FREY and various chain stores. These include well-known brands such as C&A, New Yorker, Woolworth, Deichmann, Fussl, and Jeans Fritz. The addition of a fitness provider like VIVA Fitness complements the existing offerings and strengthens the KEC's position as a shopping and leisure centre for the regional population.
