Tishman Speyer announced the successful completion of its acquisition of Songdo CoStay, an established 411-unit residential property located in Songdo, Incheon, South Korea. This acquisition marks the first investment under Tishman Speyer's "Korea Living Venture Fund" (KLV) and represents an expansion of the company's global residential real estate portfolio. KLV is a new fund focused on acquiring, repositioning, and developing residential properties within the greater Seoul metropolitan area.
Songdo CoStay is situated in the Songdo International Business District, one of Korea's leading innovation hubs. This district is home to approximately 70 biotechnology and life sciences companies, collectively employing over 13,000 people. Well-known global and Korean companies maintain extensive production as well as research and development facilities there. The property is specifically located at 271 Harmony-ro, in the heart of Songdo's bio and life sciences cluster, in close proximity to major employers. This generates consistently high demand for employee accommodation, which is bolstered by ongoing investment and employment growth within Songdo's expanding bio-ecosystem.
The nine-storey Songdo CoStay building comprises 411 furnished residential units. These are complemented by various communal facilities available to residents, including lounges, shared kitchens, a fitness centre, and laundry rooms. Parking spaces are also conveniently available directly at the property. Mr Graham Mackie, Head of Pan-Asia at Tishman Speyer, commented that Songdo CoStay's location in one of Korea's most dynamic innovation clusters, its established corporate tenant base, and the strong demand for employee accommodation made the property a compelling first acquisition for the Korea Living Venture.
The acquisition of Songdo CoStay aligns with KLV's overarching strategy, which focuses on residential properties near major transport hubs. These locations offer advantageous connectivity to Seoul and other high-growth districts of the capital region. The fund leverages Tishman Speyer's expertise in value-add and placemaking. It primarily focuses on existing residential properties with value-add potential, while selectively considering development projects. The Seoul metropolitan area is experiencing increasing demand for rental accommodation. This is driven by structural socioeconomic changes such as rising housing costs, an increase in single-person households, and a growing number of foreign residents and international students. These dynamics contribute to the long-term stability of the rental housing market.
KLV fits into Tishman Speyer's ongoing global diversification strategy, which emphasises investing in a broader range of asset classes and geographical regions. Since its initial investments in the residential sector in 1989, Tishman Speyer has acquired and developed a total of approximately 30,000 rental and for-sale residential units across four continents. Currently, a further 7,400 units are in the company's development pipeline.
