Technology-based serviced apartment operator Limehome is accelerating its growth in the Austrian accommodation market. Following the signing of three new contracts and three simultaneous site openings in Vienna and Linz, the company's portfolio in Austria has expanded to more than 1,000 units.
The federal capital forms a clear focal point of the expansion: more than 500 units are now located in Vienna. This places the Danube metropolis directly behind Berlin and Madrid in the operator's European portfolio and cements its role as one of the central core markets for the company.
Development approaches from office conversions to new builds
The latest projects span a broad spectrum of real estate requirements. In city-centre and central locations, the company relies both on traditional new-build schemes and on the conversion of former office space, as well as the targeted repositioning of existing hotel buildings. All properties are operated under a technology-based operating model.

Key figures and strategic direction
With regard to operational demand, the operator reports a stable revenue situation: the two properties recently commissioned in Vienna have recorded an average occupancy rate of more than 90 per cent since opening. The new location in Linz Urfahr also reports an occupancy rate of over 93 per cent for its first weeks of operation.
Matthias Maas, Vice President Expansion DACH & Benelux at Limehome, emphasised the viability of the chosen expansion strategy. The projects in Vienna and Linz demonstrated that the company was a reliable partner for asset holders, regardless of whether schemes involved change of use, repositioning or new construction. Expansion was not being pursued at all costs, but on the foundation of a reliably scalable model that offers owners long-term operational certainty across diverse submarkets and locations.
