Primus Immobilien AG has commenced demolition work on the site of the former Cecilienpassage at Cecilienplatz in Berlin-Hellersdorf-Süd. This step marks the start of the realisation of a comprehensive residential quarter. Sebastian Fischer, CEO and Shareholder of Primus Immobilien AG, presented the project and the subsequent development phases together with District Councillor Heike Wessoly and media representatives.
The site is earmarked for the construction of over 200 rental apartments. The project development is being carried out under the 'arrive' residential brand. An integral part of the quarter's concept is to ensure local amenities. To this end, the ground floor of the new building will feature areas for a local food retailer and additional service offerings, which are intended to facilitate residents' daily needs and enhance the quality of stay in the immediate vicinity.
Additionally, a community meeting point will be established, designed as a place of encounter and available to both future and existing residents of the neighbourhood. The overall offering will be complemented by a fitness room, green outdoor areas, and a communal roof terrace.
The start of the demolition work represents a significant milestone in the development of the new quarter. Construction is scheduled to commence in 2027, with completion currently aimed for 2029. Sebastian Fischer, CEO and Shareholder of Primus Immobilien AG, emphasised that Cecilienplatz had been characterised for years by the vacancy of the former passage and was perceived by the district as an urban blight. He further explained that the start of the demolition work marks the first visible step towards developing a new residential quarter. Fischer highlighted that this milestone was reached a short time after the acquisition of the plot, which underscores the rapid project progress and intensive cooperation with the district.
District Councillor for Urban Development, Heike Wessoly, stated that Cecilienplatz had long been considered a challenge for the district. She welcomed the beginning of this new chapter and the creation of the conditions for an urban upgrade that would benefit the entire neighbourhood. Wessoly particularly underscored the importance of the planned local amenities and the community meeting point as key components for the further development of Cecilienplatz into a liveable residential location.
The project at Cecilienplatz expands the portfolio of Primus Immobilien AG under its 'arrive' residential brand. Under this brand, the company is currently developing several rental apartment projects in the Berlin area. In addition to the 'arrive hellersdorf' project, further quarter developments are underway in the Pankow, Westend, Kreuzberg, and Prenzlauer Berg districts. The company's total project pipeline currently comprises over 2,800 rental apartments, of which approximately 1,000 units are already under construction. The topping-out ceremony has already been celebrated for the 'arrive pankow' project.
