HIH Invest, together with institutional investors, has acquired the renowned Dreischeibenhaus in Düsseldorf. The transaction was structured as a club deal. The seller of the property is the Schwarz-Schütte family, who decided to retain a stake in the investment structure. The parties agreed not to disclose the purchase price. The acquirers intend to hold the landmark property in their portfolio for the long term.

The Dreischeibenhaus, completed in 1960 and comprehensively revitalised by the sellers in 2014, is considered one of Germany's most distinctive office buildings. It is located in Düsseldorf's Central Business District (CBD), strategically positioned between Königsallee and Hofgarten. This submarket is characterised by sustained high demand for high-quality office space and is among the most attractive locations in the state capital.

The listed building comprises a total rental area of 32,239 square metres, of which approximately 29,800 square metres are designated as office space. The space offering is complemented by catering, storage, and archive areas, as well as a total of 276 parking spaces. The property is almost fully let and holds a LEED Gold certification, underscoring its high sustainability standards.

He emphasised the investment's attractiveness for institutional investors, which stems from its central location in Düsseldorf's CBD, high building quality, long-term lease agreements, and a diversified tenant portfolio. Furthermore, the property benefits from tenants' increasing focus on prime locations and premium amenities, which leads to stable demand for high-quality space in top office markets.

Patrick Schwarz-Schütte of Black Horse Properties noted that the Dreischeibenhaus had been a significant part of their portfolio for many years. With HIH Invest, they found a long-term oriented partner who shares an appreciation for the special quality and significance of this property. Through the continued participation, the family will remain connected to the property in the future. Legal and tax due diligence was conducted by Ashurst LLP. Drees & Sommer was responsible for technical and ESG due diligence. BNP acted as broker on the seller's side.
