The FIM Group, specialising in retail properties, has acquired a site in Ratingen, North Rhine-Westphalia. The acquired property comprises a rental area of approximately 1,300 square metres and is let long-term to EDEKA Kels. With its broad product range as well as its good location and connectivity, the full-range supermarket fulfils an essential supply function for the surrounding residential area.
The original location was built in 1984 as Kaiser’s Tengelmann and has operated as an EDEKA market since 2017. Since June 2022, the market has belonged to EDEKA Kels, a locally active retailer who operates a total of five food markets and one beverage specialist market in Ratingen and its surroundings. The purchase was coordinated by DIWG asset management in Dusseldorf, while Domicil Real Estates in Haan handled the brokerage on behalf of the sellers.
Site Development and Features
Between 2017 and 2025, the building underwent an extensive renovation and refurbishment phase. During this time, retailer Kels adapted the market design of the approximately 900 square metre sales area and the product offering. The range includes fresh and regional foodstuffs as well as products from their own brand “Theos”. A photovoltaic system on the roof provides sustainable energy, supplying CO2-neutral electricity. The installation of electric charging stations is also planned for the customer car park, which comprises approximately 90 parking spaces.
The property is located on a plot of approximately 5,900 square metres on Rehhecke in the northern district of Lintorf. Its location on the northern part of the city ring road ensures good accessibility by car. A nearby bus stop provides connections to public transport, and the property is also accessible on foot from the adjacent residential area. The optimal connection to the regional transport network ensures both accessibility and high customer frequency.
Significance of the Acquisition
Jan Lerke, Managing Director of the FIM Group, stated that an established EDEKA market has been acquired in Ratingen-Lintorf, which benefits from high footfall due to its location and product range. The transaction underscores the FIM Group’s strategy to invest in supply-relevant retail properties in highly frequented locations. The sustainable features, such as the photovoltaic system and the planned electric charging stations, contribute to the future viability of the site.
