Aroundtown has concluded a long-term lease agreement with hospitality operator Bob W for the serviced apartments currently being developed at Karl-Liebknecht-Straße 33 in Berlin. The lease agreement has a term of 15 years and includes an option for extension. The completion of the spaces, which are being transformed from a former office building, is scheduled for the fourth quarter of 2026.
The conversion will result in 285 serviced apartments. Each unit will feature a kitchenette. The property will also offer co-working areas, a lounge, a laundry room, and car and bicycle parking spaces to enhance user comfort. This concept addresses the demand for flexible accommodation options in central locations and adapts the property to the requirements of a highly frequented, internationally influenced site.
Strategic Repositioning and Location Advantages
Benjamin Albrecht, Head of Space Conversion at Aroundtown, stated that the conversion allowed them to harness the potential of a former office property towards an asset class with strong demand drivers, which led to this long-term lease agreement. He emphasised that the location directly on Alexanderplatz offers ideal conditions for a modern serviced apartment concept and that Bob W, as an experienced tenant, perfectly complements the urban environment.
The property is located in the central Berlin district of Mitte, directly on Alexanderplatz. This location is considered an important urban centre in the eastern part of the capital. The immediate vicinity offers diverse shopping opportunities, a wide range of gastronomic options, and sights such as the Berlin TV Tower. Alexanderplatz station, approximately 100 metres away, provides connections to S-Bahn and U-Bahn lines, regional transport, and other public transport options. Berlin Central Station and BER Airport are also quickly accessible from this location.
