Republic Clothing, an international apparel manufacturer and wholesaler, has converted its existing sublease at 1411 Broadway in Midtown Manhattan into a direct lease. The company signed a 15-year lease for 81,000 square feet with building owners La Caisse, formerly Ivanhoe Cambridge, and The Swig Company. This deal is part of a series of recent office leases in the high-rise, totalling 182,044 square feet.
Republic Clothing will occupy the entire fifth and 34th floors, as well as part of the sixth floor of the 40-storey building. The landlords were represented in the transactions by Paul Amrich, Neil King, Emily Chabrier and Kelly Tipton of CBRE, along with a team from Hines, which manages the recently renovated property. Scott Weiss of Savills advised the tenant on contract negotiations.
Other major tenants at 1411 Broadway
In addition to Republic Clothing, two other tenants moved into 1411 Broadway this summer. Zeta Global, an artificial intelligence-based marketing platform, leased 50,522 square feet, occupying the entire 38th and 39th floors. Michael Mathias of Cushman & Wakefield represented Zeta. Zeta Global's 10-year lease doubles the company's space; its current headquarters are at 3 Park Avenue owned by Cohen Brothers Realty. A spokesperson for Zeta Global stated that the new offices are intended to support further expansion and provide a modern, collaborative workspace when the relocation occurs in summer 2027.
Amorepacific, a South Korean cosmetics and beauty conglomerate, also secured 50,522 square feet for a 10-year period. The company is relocating its headquarters from 1407 Broadway, owned by Shorenstein Properties, to 1411 Broadway. John Akleh and William Akleh of Sido New York negotiated this lease on behalf of Amorepacific.
Successful property repositioning
The owners of 1411 Broadway attribute the high demand for full floors to a $100 million repositioning. These modernisation measures included the renovation of the entrance, lobby, facade, and internal infrastructure, among other things. A new rooftop amenity is also under construction and is scheduled for completion in early 2028. Jason Alderman of Hines emphasised that 1411 Broadway demonstrates how strategic investments and active asset management can adapt a well-located building to the needs of today's tenants.
Over the past 18 months, there have been other significant deals, including a December letting and a subsequent expansion by former subtenant USA Legwear, which now occupies 132,641 square feet. The building also saw lease renewals in early 2026 with healthcare organisation United Hospital Fund and accounting firm Withum. Another renewal with sportswear brand Jacques Moret for 64,000 square feet occurred in June, according to brokers. Occupancy of the 1.2 million square foot building is projected to reach 90 percent by year-end.
The average rent for office space in Midtown was $84.88 per square foot in July, as reported by Colliers. The exact rental prices for the new tenants at 1411 Broadway were not disclosed.
