GROPYUS GmbH and Strenger-Gruppe have established an innovation partnership. As part of this collaboration, GROPYUS is making the elements of its building system available to the market as a standalone product for the first time. The initial joint project involves the supply of large-format, highly prefabricated timber construction elements for a development in Munich-Lochhausen. This project, which will be realised in several construction phases, includes 90 terraced and semi-detached houses.
For the project in Munich-Lochhausen, the latest generation of Strenger-Gruppe's Baustolz houses will be used. According to the company, this construction method combines affordable housing with architectural quality and sustainable solutions. The new generation of Baustolz houses is designed as a hybrid construction, combining a solid building core with a timber-framed building envelope. The first buildings are planned for completion by the end of 2026.
The ready-to-assemble building elements supplied by GROPYUS originate from automated serial production, characterised by continuous digital planning. GROPYUS also uses this method to construct its own buildings as a general contractor. The increased prefabrication level of the elements allows for faster construction times and improved cost calculation while maintaining consistent quality, even with short lead times. This offering targets project developers and building contractors who wish to realise housing more efficiently and predictably. The building elements are suitable for structures of up to three storeys, both in pure timber construction and in hybrid configurations.
Potentials of the Collaboration
Jan Bartels, COO of GROPYUS, stated that the building system is now being opened up, and the components previously used only in their own buildings are now also included in the construction products of other partners. He emphasised that the partnership with Strenger-Gruppe confirms the technical and economic efficiency of the building system. According to Bartels, GROPYUS is bringing cutting-edge technology – with AI-supported planning, data-driven processes, and modern, robotics-assisted manufacturing – into a sector that has long seen little innovation. Digital planning and serial prefabrication thereby create the prerequisites for future-proof new builds across various building types and asset classes. The Munich project represents a promising start for further joint ventures.

He sees a higher degree of serial production as a significant lever for this and stressed that this construction method determines whether architectural and sustainable quality can be maintained. With GROPYUS, they combine their own experience in development and serial residential construction with highly automated manufacturing. Such partnerships are essential to substantially advance the construction industry.
