The Köhler & von Bargen Group, an established player in the real estate industry in Hamburg and the metropolitan region, has announced a strategic realignment. A gradual generational change will be implemented under the new brand IMENTUM, intended to ensure the continuity of business operations. Both companies will initially operate in parallel in the market, with Köhler & von Bargen maintaining the primary presence in the first few years. The complete transfer of operational business and approximately 75 employees to IMENTUM is scheduled for 2031.
Köhler & von Bargen was founded in 1995 by Helmut Köhler and Andreas von Bargen. The owner-managed company is active across the entire real estate value chain. This includes the project development of residential and commercial properties, as well as the letting and management of its own portfolio comprising over 2,300 residential units and more than 200,000 square metres of residential and commercial space. These activities have made the group a reliable partner in the housing industry of the Hamburg metropolitan region.
Last year, the operational business was already handed over to a management level that emerged from within the company. This new leadership is now establishing IMENTUM, whose name is derived from the terms “Immobilien” (real estate) and “Momentum”. IMENTUM's objective is to leverage the team's comprehensive expertise and instinct for market opportunities, optimal timing, and a value-creating environment. IMENTUM will initially appear in new acquisition deals, while its presence with partners, banks, and public administration is to be continuously expanded.
Strategic Direction and Leadership Team
Helmut Köhler stated that the foundation built with Köhler & von Bargen over 30 years will now be gradually handed over to the new generation, with the certainty that the established values will endure. IMENTUM operates under the guiding principle “Courageous. Modern. Human. Significant.” and aims to become a solution developer for the relevant future challenges of the Hamburg real estate market. This includes aspects such as new forms of living, sustainability, and district development. A further focus will be on the acquisition and energy-efficient refurbishment of large housing estates in the Hamburg metropolitan region, under the “Brown to Green” approach.
IMENTUM is also owner-managed. The management team is partly composed of members of the Köhler & von Bargen management and is complemented by new executives from the existing team. The two companies work closely together as joint venture partners. Leon Mai, as Managing Partner responsible for financing and transactions, emphasised that IMENTUM preserves the roots of the predecessor company and builds upon its robust foundation. Kalle Stubbe, who has been with the company for 15 years and a partner since 2013, is also involved in IMENTUM's leadership as a Managing Partner.
