Last Thursday, Art-Invest Real Estate hosted the topping-out ceremony for the Xperience Quartier in Taufkirchen. This milestone follows the start of construction in August 2025. The ceremony, which included the raising of the topping-out wreath, was attended by Dr. Sebastian Thoma, Mayor of the municipality of Taufkirchen, Tobias Wilhelm, Managing Director at Art-Invest Real Estate, and Nils Köster, Shareholder of Köster GmbH. Inka Tews, CHRO of the main tenant HENSOLDT, was also present, along with construction workers and other guests from politics and business.
The Xperience Quartier, conceived as a mixed-use ensemble, is being built to designs by the internationally active architectural firm HENN. The quarter's strategic location is opposite the new Space Valley of TU München, a significant European aerospace campus. The corporate headquarters of Airbus and the existing event and experience venue Jochen Schweizer Arena are also situated in the immediate vicinity. The project is being realised by the company Köster in its role as general contractor.
Property structure and use
The quarter comprises two buildings, each 27 metres high, complemented by a connecting plaza and an associated car park. Upon full completion, the ensemble will offer a total area of over 22,000 square metres for offices, a hotel, and conference facilities. Additionally, over 350 parking spaces will be available. The office building, scheduled for completion by the end of 2027, will house HENSOLDT's new German headquarters. The company will vacate its current location and move into over 12,000 square metres of modern and sustainably designed office space for over 400 employees, as well as a new executive board area.
The hotel building, expected to be completed by early 2028, will include 120 rooms and a fitness area. Furthermore, 5,000 square metres of additional office and conference rental space, which is currently still available, will be created in this part of the building. Tobias Wilhelm of Art-Invest Real Estate highlighted the close and trusting cooperation with all project participants, which made the celebration of this important milestone possible. He emphasised that the buildings are now taking shape and the future potential of the quarter is becoming visible. Nils Köster, CEO of Köster GmbH, expressed his delight at the progress, particularly as his company has been involved with the project for five years and has successfully cooperated with Art-Invest Real Estate in the past.
Dr. Sebastian Thoma, the Mayor of Taufkirchen, underlined the project's significance for the municipality. He pointed out that Taufkirchen is fulfilling its role as a research and development location for the aerospace and defence industries. In his assessment, the modern office spaces of the Xperience Quartier offer growth prospects for existing companies and promote new settlements. At the same time, the hotel will meet a demand for adequate accommodation. Inka Tews, CHRO of HENSOLDT AG, expressed her pleasure about the upcoming new premises and the relocation. She highlighted how mutual trust and intensive cooperation create a space for encounters and future innovations.
