Weisenburger Projekt GmbH, as a developer and project manager, has announced the transition to the realisation phase for the Krokus Carré residential quarter in Stutensee-Blankenloch. The start of construction is scheduled for July. This project, comprising 46 residential units, responds to the existing demand for housing in the region. The rapid marketing of the units highlights the attractiveness of the location and the continued need for housing in Stutensee.
The project envisages the construction of 46 flats, 25 per cent of which are designed as subsidised housing. The living areas vary between 47 and 122 square metres and each unit is equipped with a terrace, a balcony, or a roof terrace. This design contributes to the creation of affordable housing segments.
Sustainability concept and structural implementation
Krokus Carré will be built to Efficiency House Standard 40 and will receive the “Sustainable Building” (QNG) quality seal. This entails high requirements for energy efficiency and resource conservation. Additionally, nesting boxes for birds are planned. A cooperation with a car-sharing provider is in planning to expand mobility options and underscore the quarter's sustainable concept.
The realisation of the construction project is the responsibility of weisenburger bau GmbH, which acts as the general contractor. Completion is forecast for early 2028. At this point, the flats are scheduled to be occupied by the new owners. A further significant step will be the laying of the foundation stone, marking the official start of the shell construction work.
Location and urban development framework
The Stutensee-Blankenloch location is characterised by its nature-oriented residential environment and its connection to Karlsruhe. Proximity to recreational areas, educational facilities, and transport infrastructure contribute to the quarter's appeal. The planning basis for Krokus Carré was established with the approval of the project-related development plan “Redevelopment of the Krokusweg Nursery” in December 2024 by the Stutensee Municipal Council. With its entry into force in January 2025, the necessary foundation for the residential quarter was laid.
The project is being developed on the site of a former nursery. It follows the guiding principle of internal development, which is enshrined in the Stutensee City Development Plan (STEP) 2035. The aim is the sustainable use of existing site potential, securing long-term development opportunities, and creating new housing while adhering to high quality standards. The quarter is situated between Krokusweg and Narzissenweg, approximately 500 metres from the Blankenloch Süd light rail stop. This offers future residents a quiet residential location and good connectivity to public transport and Karlsruhe city centre.
