The landmark building ATRICOM in Frankfurt-Niederrad, constructed in 1990 and comprising around 50,000 m² of rental space, has shown positive development in the lettings sector since its acquisition by the Gold Tree Group approximately one year ago. Since then, a total of 5,300 m² of office space has been contractually committed: 2,600 m² through extensions of existing leases and 2,700 m² through new lettings.
New tenants established at ATRICOM include the Economic Council of the CDU e.V., naviduo gGmbH, and Klebl GmbH. These agreements confirm the owner's strategic direction. Karsten Sens, responsible for the repositioning of the property as Asset Manager at Gold Tree Management, noted that the results serve as a confirmation of their strategy. He highlighted the demand for flexible, modern workspaces in excellently connected locations such as Frankfurt-Niederrad.
Modern Management and Tenant Services as Success Factors
Tarkan Straub from the Frankfurt real estate advisory boutique Straub Real Estate Advisory, which manages the lettings, underlined that office spaces in the range of 200 m² to 1,000 m² remain particularly in demand. Currently, approximately 5,300 m² of available office space at ATRICOM is still on offer. The building management responds quickly to enquiries from potential tenants.
Through effective building management, the Gold Tree Group has implemented targeted optimisations, enabling a significant reduction in ancillary costs. Furthermore, ATRICOM invests in modern technologies and extended services for its users. A newly introduced tenant app serves to provide tenants with continuous information on relevant building details, from service requests to events and current announcements.
From July, the offering will be complemented by a new, high-quality catering concept. The operator “Suppenglück”, an owner-managed and family-run company established in Frankfurt-Niederrad for twelve years, will provide culinary services directly within the building to tenants. Tarkan Straub pointed out that tenants will thus have direct access to culinary options in the building, which is ideal for lunch breaks, meetings, or networking.
