Office Park 4 NEXT, a new office building, is being developed at Vienna Airport, and its main tenant has already been confirmed: Austrian Airlines will relocate its corporate headquarters there after completion in 2028. The airline will occupy approximately 12,000 square metres of ultra-modern office space, providing workstations for about 4,700 employees. The new location is situated directly at Vienna Airport and in the centre of AirportCity, which strengthens the company's existing presence at the site.

Dr. Günther Ofner, Member of the Management Board of Flughafen Wien AG, commented on this development, emphasising that Austrian Airlines has maintained its corporate headquarters at the airport for almost 20 years. The planned relocation to Office Park 4 NEXT from 2028 offers the airline a completely new and modern working environment. This establishment underscores the attractiveness of AirportCity as a business location.

Annette Mann, CEO of Austrian Airlines, explained that the move to the new building is more than just a change of location. By consolidating three previously dispersed locations into one modern headquarters, efficiency will be increased and interdepartmental collaboration promoted. The aim is to create an attractive and future-proof working environment for the workforce. The future 'Austrian HomeBase' will shape the working world of tomorrow and contribute to the sustainable success of Austrian Airlines.

Austrian Airlines' new headquarters will span nine levels of Office Park 4 NEXT, encompassing approximately 12,000 square metres of the total available 17,000 square metres of office space. The plans include modern working areas, flexibly usable meeting and communication zones, special crew rooms, and a training centre. The move-in is scheduled for after the building's completion, which is slated for 2028. The corporate headquarters will thus remain directly at the airport, immediately at the airline's operational hub.

Office Park 4 NEXT expands Vienna Airport's office offering by an additional 17,000 square metres of modern office and conference space. The existing Office Park 4, with approximately 26,000 square metres of office and conference space, is about 85 per cent utilised. With Austrian Airlines as the first main tenant for the extension, further discussions with prospective tenants are underway. Additionally, the relocation of Austrian Airlines will create new leasing opportunities in Office Park 2, as the spaces becoming available from 2028 are to be re-advertised and allocated; Vienna Airport is already holding discussions in this regard.

A key aspect of Office Park 4 NEXT is its high sustainability standards. The building has already been awarded the DGNB Deconstruction Certificate in Gold and the DGNB Pre-Certificate in Platinum by the Austrian Sustainable Building Council (ÖGNI). The Vienna AirportCity as a whole serves as a national and international hub and offers companies a comprehensive range of services and infrastructure. With connections to road, rail and air transport, three hotels, catering, retail, a specialist medical centre, an education campus and a fitness centre, AirportCity creates optimal conditions. Currently, over 250 companies are located there, employing more than 23,000 people. Vienna Airport is consistently developing AirportCity into an internationally networked business location through the further expansion of office space and continuous company settlements.
