Bayerischer Rundfunk (BR) has launched a Europe-wide award procedure to acquire qualified investors for the further development of the southern Funkhaus site in Munich. This project aims, in cooperation with a private partner, to enable the necessary renovation of the striking high-rise building and other areas that will form the future Munich Media Hub.

The formal announcement of the procedure, including all relevant documents, was submitted by BR to the Official Journal S of the European Union and is publicly accessible on the TED (Tenders Electronic Daily) portal. With this step, the transformation of the traditional Funkhaus site into an open campus in a central Munich location enters a decisive phase.

Concept of the Munich Media Hub and Role of the Investor

Under the project name “Munich Media Hub”, a comprehensive location is being created that aims to promote media, education, culture and social dialogue. BR intends to open its site more widely to the surrounding urban society and the entire Free State of Bavaria. This should foster new partnerships in the fields of media, science, culture and education.

Bayerischer Rundfunk will retain ownership rights to the land in the southern Funkhaus site in the long term. The procedure provides for the granting of hereditary building rights for the high-rise building, including its plinth, as well as adjacent areas. The selected investor will take on the autonomous renovation, development and management of these areas. Furthermore, there is the possibility to commercially develop and market additional space in the high-rise building.

BR will continue to shape the Funkhaus site as its primary user. A portion of the previously used areas will be leased back by BR in the long term to fulfil its broadcasting mandate there. This includes, among other things, premises for events, public dialogue, media literacy projects, and the BR Upper Bavaria editorial office, which will remain on-site. ZDF also plans to establish its regional studio on the Funkhaus site.

  • Continuous shaping of the site by BR as the anchor tenant.
  • Long-term re-letting of areas by BR for programme-related purposes.
  • Establishment of the ZDF regional studio on the Funkhaus site.
  • Integration of further public-benefit tenants from the fields of journalistic training, science and culture to enliven the Munich Media Hub.

The Munich Media Hub is intended to become an open place for social exchange. The strategic use of the site by various stakeholders underscores the vision of a vital centre for innovation and communication in Munich.
