State-owned housing enterprise BayernHeim GmbH has started letting its new-build development on Lorestraße in Dinkelsbühl. A total of 88 new residential units are being created at this location, 79 of which are being delivered via the Free State of Bavaria's income-oriented subsidy scheme. The remaining nine flats are available on the open market without public funding. Initial occupancy is scheduled for 1 January 2027.

As Fabian König, Managing Director of BayernHeim GmbH, explains, the site on the Wörnitz river creates new living space for broad sections of the population. The neighbourhood is specifically aimed at families, working professionals and pensioners on average incomes. As a state-owned company, BayernHeim pursues the objective of offering tenants long-term planning security through transparent terms and dependable tenancies.

Differentiated rent structures and subsidy models

The initial letting rent for the publicly subsidised units has been set at 9.00 euros per square metre of living space, excluding heating and service charges. Tenants holding a valid housing entitlement certificate benefit from state subsidies of up to 4.20 euros per square metre. Depending on the respective income bracket, the actual rent cost is thereby reduced to 4.80 euros, 5.80 euros or 6.80 euros per square metre excluding utilities.

The access criteria for the subsidised residential units are by no means aimed exclusively at low earners. For instance, a couple without children with a combined monthly gross income of around 5,000 euros is generally eligible to receive a housing entitlement certificate. For prospective tenants without a certificate, the nine privately financed flats are available at a regular rent of 9.50 euros per square metre excluding utilities.

Specification and infrastructural integration

The flats feature bright, open-plan layouts and will be fitted with underfloor heating as well as wood-look flooring. All units offer barrier-free access and can be reached step-free via passenger lifts. If required, residents also have the option of renting parking spaces in the on-site underground car park.

The residential quarter is situated in a quiet location in the south-west of Dinkelsbühl, not far from the banks of the Wörnitz. Integration into the municipal infrastructure is ensured by short walking distances: local amenities, educational facilities and medical practices are within easy reach, as is Dinkelsbühl's historic old town.
