BayernHeim, a state-owned housing association, has successfully completed its third construction project in Munich. 101 new residential units have been built on Hochmuttinger Straße in the Feldmoching district. With this completion, BayernHeim's portfolio in the state capital increases to 238 affordable flats, supplemented by existing buildings on Salierstraße and Hansastraße. Currently, another 1,372 residential units in Munich are under construction.
The completed project in Feldmoching involved an investment volume of approximately 40 million Euros. Attractive, barrier-free flats were realised over the past two years in three buildings with up to four storeys. These vary from one- to five-room layouts and are designed for singles, couples, and families with children. Each flat features a private loggia, balcony, or terrace.
A central aspect of the project development was the creation of long-term affordable housing. Of the 101 flats, 57 are income-oriented subsidised and thus socially tied for 55 years. Five additional flats are subject to a 40-year occupancy commitment via the Munich Model. The remaining 39 flats are privately financed, which promotes a balanced social mix within the neighbourhood. Effective rents for subsidised units start at six Euros per square metre.
Structure and Infrastructure of the Residential Complex
Construction Minister Christian Bernreiter commented on the completion, stating that housing had been created in Feldmoching that offers high recreational value due to its lakeside location and surrounding nature, while also being excellently connected to Munich. He emphasised the importance of long-term affordable housing and the social occupancy commitment of up to 55 years as a signal for people with low and middle incomes.
The design of the residential area integrates attractive open spaces and playgrounds that invite residents to linger. A day café on the central square is intended to serve as a meeting point for residents and the neighbourhood. Mobility infrastructure was considered from the outset: connections to the underground and suburban railway, as well as bus routes, are within walking distance, ensuring a quick link to the city centre. 79 underground parking spaces and parking spaces for 218 bicycles have been created. Andreas Nietsch, Managing Director of Baunova Bayern GmbH, highlighted that BayernHeim is actively creating housing in Munich through projects like this and remains committed to affordable housing in the state capital.
Overall Scope of State Housing Provision
Beyond the Munich project, BayernHeim is active throughout Bavaria in creating housing. In total, BayernHeim's current portfolio and projects under construction comprise 5,915 flats. The holding company Baunova Bayern, which encompasses the three state-owned housing associations, reports approximately 5,100 flats under construction and 19,900 flats in its portfolio overall.
