The investment and asset manager ALÌTUS Capital Partners has acquired the senior citizens' residence "Villa Sertel" in Pirmasens. The transaction was carried out via a subsidiary of the company. The seller was an insolvency proceeding, in which the law firm GRUB BRUGGER acted as advisor. The parties involved have agreed not to disclose the specific purchase price.

The fully let property in Pirmasens comprises a rental area of around 4,500 square metres. It combines three building sections constructed in 1998 with the historic Villa Sertel, which dates from the 1920s. The ensemble is used as a senior citizens' centre and offers both intensive care and assisted living.

The main tenant of the senior citizens' residence is a large European nursing home operator, occupying an area of approximately 4,300 square metres. In addition, the villa houses an Italian restaurant, which takes up about 200 square metres. This constellation ensures diverse use of the location.

Securing the Ownership Structure

He highlighted that the purchase provides the established care location with a stable ownership structure following the insolvency proceedings. This creates planning certainty for residents, employees, and the operator alike. The company intends to hold the property in its portfolio and undertake targeted further developments.

This sector is experiencing strong long-term demand due to demographic trends. The property exhibits ideal conditions for this: an established location, an experienced operator, and full occupancy. The micro-location of the property in Pirmasens is described as advantageous; shopping facilities, public transport, medical care, and a hospital are within walking distance. Adjacent green and recreational areas contribute to the attractiveness of the surroundings.
