Baytree Completes Logistics Development in Schwanewede and Secures Anchor Tenant

Baytree has completed the development of a logistics and industrial property in the Brundorf industrial and commercial area in Schwanewede, near Bremen. The completion was on schedule in August 2026. Simultaneously, Unizell Medicare GmbH was secured as the first tenant for two of the total of three units. This company will store and handle medical products and consumables across approximately 18,000 square metres of warehouse space. The lease of two units already secures a substantial portion of the newly created space.

The modern warehouse spaces provided at the site, complemented by office and social areas, are designed to meet the requirements of long-term operations. Stefan Siegle, Head of Germany at Baytree, emphasised the significance of this agreement by highlighting the acquisition of an established user for Schwanewede. He noted that the decision for two units sends a strong signal about the quality of the project development and creates a foundation for the further establishment of the location.

Remaining Areas and Infrastructure Connectivity

A third unit with a warehouse area of 8,141 square metres remains available for lease. This additionally includes 546 square metres of mezzanine space and 568 square metres of office and social areas, and is aimed at companies in the logistics, industrial, and retail sectors. The site benefits from excellent connectivity to the national road network via the A27 and A1 motorways. The port facilities in Bremen and the overseas port of Bremerhaven are also easily accessible, making the property ideal for companies with regional, national, and international freight traffic.

Sustainability Standards of the Development

Extensive sustainability measures were also implemented during the project development. This includes modular air-source heat pumps in the warehouses and reversible air-source heat pumps in the office and social areas. A WGK III soil sealing and intelligently controlled LED lighting also contribute to resource efficiency. The energy concept is complemented by a photovoltaic system with a peak output of approximately 2.5 MW. Façade and roof greening are further components of the ecological approach.
