Boda Borg Germany GmbH, a company known for its experiential leisure concepts, has signed a lease agreement in the Boulevard Berlin shopping centre. The company will occupy an area of approximately 3,300 square metres there. This move is intended to create a new attraction for leisure and group activities in the greater Berlin area. The opening of this location in Berlin-Steglitz is scheduled for mid-2027.
This letting contributes to the diversification of the tenant mix in Boulevard Berlin. It reflects the trend that experience-oriented concepts are gaining increasing importance within modern retail spaces. Such establishments complement traditional retail offerings and create additional appeal for visitors.
Concept and Location Strategy
Boda Borg's concept involves adventure worlds where teams can solve so-called “Quests”. These tasks require various skills, from cleverness and dexterity to physical effort. The design of the themed worlds ranges from jungle scenarios and mystical forests to adventure playgrounds and horror cinema backdrops. The offering aims to foster collaboration, creativity, and problem-solving skills, thus appealing to diverse target groups, including families, groups of friends, school classes, and companies.
Dunman Capital Managing Director, Josip Kardun, stated that the signing of the contract with Boda Borg underlines the continuous development of Boulevard Berlin. He sees it as proof of the demand for innovative concepts that combine entertainment, social interaction, and active participation. Josip Kardun and his colleague Henning Zimmermann, also Managing Director at Dunman Capital, explained that they were delighted to support a concept that adds a new dimension to the centre and enriches the existing offering. Following an already existing branch in Bochum, the Berlin location represents Boda Borg's second German property.
Implications for Retail
The integration of leisure offerings like Boda Borg into shopping centres demonstrates the real estate industry's adaptation to changing consumer needs. Such concepts increase dwell time and the attractiveness of retail locations beyond mere shopping. This can lead to increased footfall and create a more stable business environment for all tenants. The decision for Boulevard Berlin highlights the potential of the location for such uses.
