Property developer Bonava has commenced the realisation of an extensive residential building project in the Berlin district of Buch, Pankow. The project, named "Waldpanorama", encompasses the construction of 450 residential units. This represents a diversification of the offering, which includes condominiums, apartments, and senior living facilities.

This new construction project forms an integral part of the Ludwig Hoffmann Quartier, a development on a former hospital site that has established itself as a new urban district in recent years. With the completion of the "Waldpanorama" project, Bonava will conclude the overall development of this district by 2030. The first occupancy dates for the new owners are slated for March 2028.

Demand in Outskirts and Modern Infrastructure

Alexander Haß, Project Manager at Bonava, commented on the attractiveness of the location. He highlighted that Berlin is undergoing continuous development and its outer districts are becoming increasingly relevant. In Buch, there is a combination of living close to nature and simultaneously in an urban environment. This makes the location, particularly due to its quiet position and extensive green spaces, attractive for families. The existing transport infrastructure, which allows for quick connections to the city centre by train or car, also draws commuters to the outer districts.

Bonava acquired the last available building plot in the Ludwig Hoffmann Quartier in summer 2025. Sales for the first condominiums have already commenced. The residential units vary in size from 1.5 to 5 rooms and offer living areas between 45 and 111 square metres. All apartments are equipped with either a loggia or a terrace. To complement the infrastructure, two underground car parks will be built for future residents.

Sustainable Energy Concept and District Development

A key aspect of the project is the implementation of a cold local heating network, which ensures heat supply without fossil fuels through geothermal probes. This system offers owners the advantage of being independent of potential fluctuations in gas prices. The sustainable energy supply underscores the forward-looking orientation of the undertaking.
