Billebogen Entwicklungsgesellschaft mbH & Co. KG (BBEG), a group company of the municipal HafenCity Hamburg GmbH, has put out to tender a centrally located 11-hectare plot of land in the Neuer Huckepackbahnhof district for the development of a multifunctional arena. This project aims to meet the existing demand for a modern, medium-sized event venue in Hamburg and to establish another attractive location for sports and cultural events. The district borders Billhorner Brückenstraße, one of the city's main traffic arteries.
The development concept for the Neuer Huckepackbahnhof envisions a 24-hour district. During the day, modern, urban working environments are set to dominate, while in the evenings and at weekends, sports, leisure, and cultural offerings will animate the district. A market survey for 'Arena 2025' confirmed the positive evaluation of the location and significant market interest in its realisation.
Site Qualities and Concept
The district is characterised by its proximity to Hamburg city centre and to the development areas of HafenCity, Grasbrook, Stadteingang Elbbrücken and Billebecken. Public transport connections are available, and a central district car park with approximately 1,000 spaces is planned as a public car park to accommodate local car traffic. A new green corridor, stretching from the Binnenalster to the Entenwerder Park – the “Alster-Bille-Elbe-Grünzug” – is intended to create high-quality recreational and leisure areas that can also be used for sporting activities and events.
The tender requires that the future operator makes the sports and event arena available to a Hamburg professional sports club for league and cup matches on approximately 25 days a year. This is intended, for example, to provide the Veolia Towers Hamburg with a larger home venue. Supplementary uses from the sports, culture or commercial sectors are planned for the surrounding buildings and adjacent construction sites, depending on the respective usage concept.
Sustainability and Timeline
A key aspect of the construction project is certification by the German Sustainable Building Council (DGNB) with the DGNB Environmental Label special award. The focus here is on reducing CO2 emissions during both building production and operation, the use of renewable energy sources, and other sustainability criteria. Furthermore, requirements for barrier-free building use must be met.
