Revitalisation at Hackescher Markt: apoprojekt creates new Deloitte headquarters

apoprojekt GmbH has, on behalf of Deka Immobilien, planned and executed the revitalisation of approximately 20,000 square metres of office space in the Campus Hackescher Markt in Berlin-Mitte. The auditing and consulting firm Deloitte will occupy these areas as its new Berlin headquarters and consolidate four existing branches at this location.

apoprojekt acted as general contractor for the realisation of this project. The Campus Hackescher Markt, an office and commercial complex completed in 2011, comprises a total of approximately 33,000 square metres of rental space, distributed across two buildings. The modernisation work encompassed all nine storeys at Henriette-Herz-Platz 3–4, as well as partial areas from the ground floor to the seventh upper floor at Litfaß-Platz 1–4.

Technical Challenges and Bespoke Solutions

A significant challenge of the project was the building's geometry, which consciously deviates from classic orthogonal structures. The organic curves of the building bodies required specific adaptations, particularly in the area of sound insulation. For this, apoprojekt implemented curved ceiling fascias, shadow gaps, and frameless, double-glazed full-glass walls. These partition elements were manufactured with mitred edges to ensure seamless integration and achieve continuous transparency with high noise reduction. These measures were supplemented by sound-insulated overflow elements and acoustic ceilings.

Beyond acoustic optimisation, the project included the installation of a raised floor system, comprehensive fire protection upgrading, and the implementation of measures for barrier-free access to the areas. In the entrance area, a revolving door turnstile system was additionally installed. apoprojekt's range of services also extended to adapting the building services (TGA) to the requirements of the new use.

The upgrading of the sprinkler system was characterised by particular complexity. This work had to take place within a few months, in parallel with the installation of ventilation, heating, and cooling components in the confined raised floor cavity. Simultaneously, the uninterrupted operation of the sprinkler system in the existing rental units had to be ensured throughout the entire renovation phase, which necessitated precise coordination of the trades.
