Commercial real estate lender Blackstone Mortgage Trust (BXMT) reported a net loss of 327.6 million dollars for the third quarter of 2026. This represents an almost fourfold increase in the deficit compared with the preceding second quarter. During a conference call for analysts and investors, executive management attributed the result primarily to expected, albeit not yet realised, losses on legacy office property loans dating from before 2023. Delayed project completions and pressure from higher interest rates continue to weigh on these holdings.
According to Chief Executive Tim Johnson, management presented a strategy in the previous quarter to accelerate portfolio turnover and specifically reduce exposure to these legacy holdings. Significant progress has been achieved since then. The company has selectively disposed of interest-rate-sensitive loans, collected repayments, and noticeably reduced its internal watchlist of vulnerable exposures. Johnson emphasised that the effects of recent interest rate increases on the legacy loan portfolio and the structural challenges in the office sector are now largely reflected in the third-quarter book value.
Portfolio restructuring and realignment away from traditional commercial property
With a loss of 1.95 dollars per share and distributable earnings of 42 cents per share, BXMT nevertheless exceeded market expectations. The REIT's total investment portfolio currently stands at a value of 17 billion dollars. President Austin Peña explained that the proportion of more robust financings originated after 2023 grew by around 50 per cent over the course of the year. Despite persistently elevated interest rates, the company considers itself stably positioned for the future, as its investment channels are more broadly diversified than ever before.
- —Investments in long-term leased retail properties (net lease)
- —Financing programmes for residential construction (homebuilder finance)
- —Acquisitions of bank loan portfolios to spread risk
- —Reduction of the average ticket size from previously 130 million dollars to 18 million dollars
During the reporting period, BXMT completed new investments of around 500 million dollars, including 300 million dollars in new loans. The net-lease, homebuilder, and bank loan portfolio segments now account for nearly 10 per cent of the total portfolio, after standing at zero at the start of the previous year. Total revenues rose by 7 per cent year on year to 141.9 million dollars. While revenue from owned property more than doubled to 77.5 million dollars, income from loans and other investments declined by around 35 per cent to 64.4 million dollars.
Multi-billion-dollar repayments and sales to minimise risk
Despite the reclassification of six loans with a total volume of approximately 800 million dollars as impaired, largely office properties, borrowers are servicing 93 per cent of the portfolio as scheduled. Tim Johnson explained that these exposures originated prior to 2023 and that the sponsors had in some cases contributed substantial equity. However, the borrowers are no longer willing to inject further capital, which is why significant provisions were established. The company has already resolved a non-performing loan for a mixed-use office property in the San Francisco Bay Area.
Since the end of June, the REIT sold loans amounting to nearly 1 billion dollars, half of which involved office properties, to take advantage of available market liquidity. As a result, the watchlist fell to its lowest level since 2019. In addition, Blackstone Mortgage Trust recorded loan repayments of 2.3 billion dollars in the third quarter, representing the highest figure since the fourth quarter of 2021. Market participants will be observing closely in the coming months to see whether further loan defaults accompany the consolidation.
