Quantum Immobilien KVG has acquired a high-quality residential property in Berlin-Friedrichshain. The acquisition was conducted as an asset deal and serves an individual mandate managed by Quantum. The transaction involves a property in the Friedrichshain-Kreuzberg district, which includes 67 privately financed residential units and an integrated daycare centre.
The total rental area of the acquired property is approximately 6,900 square metres. Completed in 2018, the building is situated in an established residential area of the Friedrichshain district. All spaces within the property are fully let, underscoring the stability of the investment.
Property Features and Location Quality
All 67 residential units in the building feature balconies or loggias and are equipped with high-quality fittings. The apartment mix is designed to be family-friendly and primarily comprises 3 to 5-room apartments, accurately reflecting the local demand structure. The integration of a daycare centre complements the offering and increases its appeal for families.
The micro-location of the property is characterised by excellent public transport links. Additionally, residents benefit from high recreational quality due to its proximity to extensive green spaces such as Volkspark Friedrichshain and the banks of the Spree river with the East Side Gallery.
Strategic Portfolio Expansion
Martin Berghoff, Managing Director at Quantum, stated that this acquisition secured a high-quality, young existing property in one of Germany's most dynamic residential locations for the investor. He highlighted that Quantum further strengthens and diversifies its portfolio through this acquisition. This aligns with the company's approach of selectively investing in markets with sustainable growth prospects, following previous transactions in Vienna and Copenhagen.
The parties involved have agreed not to disclose the purchase price of the transaction. The acquisition underlines Quantum's ongoing commitment to selected European housing markets.
