Patreon, a leading platform for community building and monetisation for content creators, is remaining at its current location in Manhattan's Hudson Square. The company confirmed the extension of a sublease for 44,661 square feet at the 75 Varick Street property from Hudson Square Properties. This information comes from a monthly office report by CBRE.

It is unclear when the San Francisco-based company moved into the 18-storey office building, also known as One Hudson Square, and who the original sublessor was. The exact duration of the lease extension and the agreed rent were not disclosed. According to a Newmark report, average office rents in Hudson Square were $91.02 per square foot in the second quarter of 2026.

Strategic Importance of 75 Varick Street

75 Varick Street is a key asset in the Hudson Square Properties portfolio, which is held through a joint venture between Trinity Church Wall Street and Norges Bank Investment Management. Hines was originally a minority investor and operating partner in this joint venture. However, the Commercial Observer reported in July that Hines would be divesting its stake in the 13-property portfolio. Brookfield could replace Hines by acquiring a 10 per cent interest in the portfolio.

Patreon shares the 75 Varick Street building with several other tenants. These include AI productivity software developer Notion and creative production company RadicalMedia, both of whom renewed their leases there in January. Lease extensions generally appear to be popular at 75 Varick Street: media company Horizon Media signed an agreement in March 2025 to retain its 360,000 square feet for another 17 years.

Dynamics in the Hudson Square Quarter

The appeal is not limited to 75 Varick Street. The entire Hudson Square quarter is benefiting from the city's AI boom and increased demand for rental space. Between 2024 and 2025, leasing volume in the region more than doubled year-on-year. Average asking office rents have risen by over 17 per cent in the last three years, according to JLL data. Spokespersons for Hudson Square Properties and CBRE were not immediately available for comment.
