CLL Real Estate Partners has concluded a significant lease agreement for the BONWIT & BÄR revitalisation project in Frankfurt city centre. The City Council of Frankfurt has approved the lease of approximately 3,500 square metres by Musikschule Frankfurt e.V. This secures a creditworthy public sector tenant for the building complex.
The lease agreement has a term of 20 years and includes options for two five-year extensions. Political decisions regarding the lease by the city councillors were taken in June and August, and the rental conditions were enshrined in the municipal budget. Musikschule Frankfurt e.V., one of Germany's largest music schools with around 6,500 pupils and more than 140 music educators, will move in as the tenant. The City of Frankfurt am Main is the sponsor of this institution.
Lucas Moser, Managing Partner at CLL Real Estate Partners, highlighted that with the music school, a publicly supported anchor tenant with a long-term perspective has been secured for BONWIT & BÄR. He further emphasised that the site will feature a combination of cultural use, listed architecture, and modern technical requirements. CLL Real Estate Partners will convert the first five upper floors to meet the specific requirements of the music school.
Location and Project Scope
The location of BONWIT & BÄR at Stiftstraße 8–10 and Brönnerstraße 5–9 is in the centre of Frankfurt and is excellently connected to public transport via Konstablerwache and Eschenheimer Tor. The future use builds on the cultural history of the building, as it housed the music club Zoom and Sinkkasten in recent decades. Colliers advised the tenant, while blackolive advised the landlord on the letting.
BONWIT & BÄR comprises four interconnected buildings behind an Art Nouveau facade dating from 1903 and is one of the defining listed buildings in Frankfurt city centre. Since 2024, the complex has been undergoing comprehensive revitalisation. Measures include, among others, an energy-efficient refurbishment to new-build standards, new terrace areas, and a partial extension upwards. In total, approximately 4,500 square metres of office space and just under 900 square metres of retail space are planned. Completion is scheduled for spring 2027.
Sustainability Standards and Marketing
The project meets high sustainability standards. It has a DGNB Gold pre-certificate, is WiredScore Platinum certified, and is being realised as a KfW Efficiency House Monument. This makes it one of the few listed revitalisation projects in Germany with this distinction and it is also EU taxonomy-compliant. BONWIT & BÄR is located in a quarter around Zeil and Stiftstraße that is dynamically developing with new mixed uses including retail, office, education, and culture. With this revitalisation, CLL Real Estate Partners is responding to the increasing demand for modern and ESG-compliant spaces in a central city location. Kestate GmbH, Frankfurt am Main, has been mandated with the further marketing of the remaining spaces.
