CBRE Investment Management has successfully leased a significant logistics space in Cologne on behalf of a client mandate. The property, located on Poll-Vingster-Straße, comprises a total of approximately 13,000 square metres and has been handed over to an international express and logistics company. This company specialises in e-commerce and so-called last-mile delivery.
The lease agreement, which has an initial term of five years, came into effect on 1 September 2026. An option for an extension of a further five years is contractually provided. The total area is precisely divided: approximately 11,000 square metres are warehouse space, while about 1,000 square metres each are designed as mezzanine and office areas. This transaction underlines the continued relevance of strategically located logistics sites.
Location Factors and Market Relevance
Annabelle Dierks, Head of Logistics Asset Management Germany at CBRE Investment Management, commented on the letting. She emphasised the continued demand for well-connected logistics spaces in urban markets. For companies in e-commerce and last-mile delivery in particular, locations that enable fast and efficient service to large conurbations are of great importance. The Cologne property meets these requirements and the needs of the new tenant.
The location is characterised by excellent connectivity. Immediate proximity to the A4 and A559 motorways ensures effective links to the regional and national transport network. Accessibility by public transport is also provided. The property was only completed in 2023 and features modern equipment.
- —Photovoltaic system for sustainable energy generation
- —Charging facilities for electric vehicles and e-bikes
- —Full-coverage sprinkler protection for enhanced safety
The user was advised throughout the entire leasing process and the lease agreement was brokered by the real estate consultancy Savills.
