BayernHeim GmbH has marked the start of construction for its first project in Neumarkt in the Upper Palatinate with the symbolic groundbreaking ceremony. The venture involves the construction of 121 residential units across five four-storey buildings, intended for singles, couples, and families with children. This project is BayernHeim's third in the Upper Palatinate, following developments already initiated in Regensburg and Burglengenfeld.
The realisation is taking place south-east of Neumarkt city centre and is scheduled for completion within the next two years. The residential units being created will vary between two- and five-room layouts. The Bavarian Minister of Construction, Christian Bernreiter, commented on the financial aspects of the project, mentioning an investment sum of over 40 million EUR. This will create long-term affordable housing, which includes a social occupancy commitment for 55 years and effective rents from 6.20 EUR per square metre. This is particularly aimed at households with low and middle incomes.
Funding and Features of the Residential Units
The project is supported within the framework of social housing funding through resources from the Autumn Package 2026, amounting to over 31 million EUR. All apartments are designed to be barrier-free and feature either a balcony or a terrace. The new construction revitalises a previously unused brownfield site on Deininger Weg and improves connectivity to the surrounding neighbourhood. Attractive open spaces and two playgrounds in the shared inner courtyard are planned. Pedestrian accessibility to shopping facilities and public transport connections reduces reliance on private vehicles.

The Bavarian Minister of Finance and Home Affairs, Albert Füracker, emphasised the importance of affordable housing as a central future task for quality of life and social cohesion. He underlined that this project will create 121 modern, barrier-free, and sustainable apartments, establishing new focal points for living in the region.

He noted that the groundbreaking ceremony demonstrates the successful bundling of expertise and the concrete implementation of sustainable and affordable construction. The realisation of 121 apartments to KfW-55 standard and in timber-hybrid construction is a promise of quality from BayernHeim and the entire Baunova Group to the people of the Upper Palatinate.
