Quantum has let approximately 1,050 square metres of office space to property consultant Colliers within the framework of the P1 project in Berlin. Colliers plans to relocate its Berlin office in June 2027 to the new location at Passauer Straße 1, which is situated opposite the KaDeWe department store. The long-term letting agreement covers more than half of the ninth floor and the entire tenth floor of the building complex. This transaction underscores the attractiveness of the location and the quality of the property currently under construction.
Colliers' decision to choose P1 was significantly influenced by various factors. Alexander Kropf, Regional Manager Berlin at Colliers, explained that the investment in P1 represents a targeted future-proofing for the Berlin office. He emphasised that the modern spaces will foster exchange and collaboration within the team, while also providing optimal conditions for interaction with clients and business partners. The excellent location, modern infrastructure, and the representative quality of the building were also cited as crucial factors for the choice.
Details of the Project Development
The P1 project is being developed in a prominent city centre location and comprises two building sections. These will provide a total area of approximately 15,600 square metres for office use and 4,750 square metres for retail space. A special feature of the project is the approximately 1,300 square metre rooftop terrace, which is designed with green spaces and will be communally available to all tenants. This contributes to the attractiveness of the property and offers additional usage possibilities for tenants.
Daniel J. Gedack, Managing Director of Quantum, expressed his satisfaction with Colliers' decision. He stated his conviction that the Berlin team of the leading property consultant would feel comfortable in the modern spaces in the prime location. The current letting status for the office spaces is already approximately 50 percent. Quantum will complete the project by early 2027. A club of professional pension funds from Berlin was named as the future owner.
Sustainability and Infrastructure
A key aspect of the P1 project is the high standard for sustainability and technical infrastructure. This is evidenced by the certifications being pursued. The aim is to achieve LEED Platinum, WiredScore, and WELL certifications for the building. These targeted standards underline the investment in future-proof and environmentally responsible property development.
