SICORE Real Assets has strategically expanded its logistics real estate portfolio by acquiring a property spanning 21,890 m² near Frankfurt am Main. The seller of the property was HubOne 3. Projekt GmbH. This acquisition increases the logistics assets managed by SICORE to 25 properties across six countries, encompassing over 700,000 m² of rental space and representing a total value of approximately EUR 950 million. The logistics segment now accounts for 14 percent of SICORE's total real estate assets, a share that is set to increase further in the future.
Jason Taylor, Head of Portfolio Management Real Estate at SICORE Real Assets, emphasised that this property is an ideal fit for the expanding logistics portfolio and contributes to further diversification. He particularly highlighted the property's high third-party usability and strong ESG performance. The property was constructed in 2025 and is certified as a sustainable new build with DGNB Gold status.
Property Details and Location Quality
The acquired property comprises two halls with a total area of 21,890 m². This is divided into 16,690 m² of logistics space, 581 m² of mezzanine space, and 4,618 m² of office space. The property is complemented by 153 car parking spaces. The location in the municipality of Langenselbold, approximately a 30-minute drive northeast of Frankfurt am Main, is distinguished by its excellent transport links. It is situated in the immediate vicinity of the A45 and A66 motorway interchanges, ensuring optimal connectivity to the supra-regional transport network. The two-storey complex is fully let on a long-term basis.
The tenant structure comprises established companies: The main tenant is Thermo Electron LED GmbH, a leading specialist in laboratory equipment. Other tenants include 3D Systems GmbH, a provider in the field of 3D printing, and WireMasters GmbH & Co. KG, which specialises in high-quality connection technology and cabling solutions.
