The global strategy and technology consulting firm Wavestone has signed a lease for 9,812 square feet of office space at 511 Fifth Avenue. The 18-storey Midtown office building was recently extensively renovated by its owners Aurora Capital, Wharton Properties, and Achs Management.
The France-based company will relocate approximately two blocks east from its previous location at 130 West 42nd Street, though the exact timing of the move is not yet known. Wavestone will occupy the 13th floor of 511 Fifth Avenue, as announced by Cushman & Wakefield, which brokered the deal for Wavestone.
Attractive Location and Modern Amenities
Nick Masi of Cushman & Wakefield stated that 511 Fifth Avenue offers Wavestone a high-quality, modern workspace in a prime Midtown location that is well-suited to the company's requirements and its continued growth. The building's recent repositioning, its strong amenity offering, and excellent accessibility made it an attractive option. Cushman & Wakefield expressed delight at having secured a space that will support Wavestone's New York team in the long term.
The lease term and the asking rent were not disclosed. According to Colliers' Manhattan Office Report, the average asking rent for office space in Midtown Manhattan was $80.71 per square foot in the third quarter of 2026.
The owners were represented by Scott Klau and Natalie Serio of Newmark. Newmark initially did not respond to a request for comment.
Building History and Renovation
Constructed in 1915, 511 Fifth Avenue, located near Bryant Park and Grand Central Terminal, was recently renovated to include 160,000 square feet of new, elegant office and amenity spaces, as well as a redesigned lobby. The building's 15th floor also offers numerous amenities.
