GRR GARBE Retail Real Estate GmbH, an asset and investment management company, has acquired two food markets in Upper Franconia. The fully let new builds are located in Weitramsdorf and Marktleugast. They will be integrated into the portfolio of the "GRR Future Retail Properties 1" fund.
The acquired properties comprise a total rental area of approximately 4,000 square metres and provide around 150 car parking spaces. The lease agreements for both locations are structured for a fixed term of 15 years each. The sellers of the properties were brokered by BNP Paribas Real Estate.
Details of the locations
The REWE market in Weitramsdorf, Coburg district, has a rental area of almost 2,400 square metres. This new building, which opens in March 2026, is located approximately five kilometres west of Coburg and is infrastructurally connected via the A73 motorway and the B303 federal road. The location includes an integrated beverage market, a bakery, and a lottery shop. A photovoltaic system for solar power generation is also planned for this site.
The Netto market in Marktleugast, Kulmbach district, was developed as a new location for an existing market already established in the town, whose operations were relocated to the new building. This property on Jahnstraße offers 1,600 square metres of rental space and is located at the eastern entrance to the town. A photovoltaic system is already in operation on the roof here. Furthermore, both property locations will be equipped with charging infrastructure for electric vehicles in their respective car parks.
Strategic direction of the fund
Thomas Thein, Head of Fund & Portfolio Management at GRR GARBE Retail, commented on the acquisition. He emphasised that the "GRR Future Retail Properties 1" specifically seeks local supply properties that offer a long-term perspective. The Weitramsdorf and Marktleugast locations met these criteria due to the 15-year lease agreements with REWE and Netto respectively. He highlighted that both markets are firmly rooted in supplying their catchment areas, thereby contributing to strengthening a portfolio that combines long-term stability with a lasting function for cities and municipalities.
