Nationwide developer Bonava has laid the foundation stone for the fifth and final plot of the Paulshöfe neighbourhood in Düsseldorf-Benrath. The ceremony was attended by Düsseldorf's Lord Mayor, Dr Stephan Keller, and the deputy district mayor of Benrath, Dr Christoph Laugs. As part of the ceremony, a time capsule was embedded into the foundations of the final construction phase.
Housing on a historic industrial site
The project is being built on an almost three-hectare site formerly used by a rolling mill belonging to the ThyssenKrupp Group. In total, around 571 apartments are being created there. The concept envisages an equal division: exactly 50 per cent of the units are designed as owner-occupied condominiums, with the remaining 50 per cent as subsidised social housing. Completion of the overall development is scheduled for early 2029.
Paulshöfe is being delivered in five staggered phases. The first two plots are already fully occupied. The third plot is on the verge of being handed over to residents, whilst completion of the fourth construction phase is scheduled for summer 2027. With construction now under way on the fifth plot, the remaining 95 residential units of the overall project are taking shape.
Significance for urban development in Düsseldorf
Pascal Herlitz, project manager at Bonava, explained at the event that the development is entering the home straight with this final plot. Over recent years, a vibrant neighbourhood has gradually emerged for people at various stages of life. The fact that earlier construction phases are already occupied demonstrates the continuous progress of the building works.
Lord Mayor Dr Stephan Keller described the 571 units in total as an important element in the state capital's housing offensive. The scheme connects with the urban transformation of Benrath, which is also characterised by the construction of the Albrecht-Dürer vocational college and the adjacent Mühlenquartier.
