The real estate consultancy BOSSELER & ABEKING successfully advised on the sale of the 'Technopark' office campus in Grasbrunn near Munich. The property, located at Am Hochacker 2 - 4 and Bretonischer Ring 16 - 18, is part of 'Technopark I'.

Constructed in 1990, the multi-tenant office building comprises a gross floor area of 8,292 sqm on a plot of 6,459 sqm. The property currently accommodates 44 tenants and boasts an occupancy rate of over 95 per cent. The weighted average unexpired lease term (WAULT) is just under four years.

Andreas Köhler, Managing Partner at BOSSELER & ABEKING, explained that clearly positioned and personally managed properties also offer excellent investment opportunities outside of prime city centre locations. These are particularly appealing to private capital. He highlighted the Technopark's function as an incubator for fast-growing high-tech companies, ranging from start-ups to larger branch offices. As examples, he cited former tenants such as renowned semiconductor companies and AI consulting firms.

Philip Eilmer, a member of the management board at BOSSELER & ABEKING and responsible for the transaction, added that the property's occupancy rate had never fallen below 90 per cent in the last ten years, even during the pandemic. This was attributable to conservative rental prices, a diverse tenant structure, specialised asset management, and the property's local reputation. Eilmer also stressed that he had previously sold the property in 2015 and that the trusting client relationship had continued.

The vendor was a family office from Starnberg. The acquirer is an entrepreneur with a company based in Feldkirchen, who intends to hold and manage the property as part of a long-term buy-and-hold strategy. Confidentiality was agreed regarding the purchase price.

The property is already partially equipped with a photovoltaic system and wallboxes. In the future, there is the possibility of connecting to the geothermally fed heating network. With this transaction, BOSSELER & ABEKING underlines its expertise in the segment of high-quality investment properties, offering owners discreet marketing and buyers access to exclusive off-market opportunities.
